The action

This 47-year-old house has a backsplit design on a 53- by 124-foot lot about 200 metres from Felker’s Falls Conservation Area in the east end of Hamilton. After spending four weeks on the market, its price was reduced from $929,900 to $899,900.

“This neighbourhood, Albion Estates, is popular,” said agent Michael St. Jean. Homes in the area are, “a bit older, but they have great floor plans, spacious lots and they’re well built.

“None of the new construction areas, which make up the bulk of the homes on the Stoney Creek Mountain overall, would have layouts like this.”

The four-bedroom home has newer components, such as the windows, roof, furnace and air conditioner. In August, the original owner received an offer and finalized the deal for $870,000.

“The home was in great shape; it didn’t require anything in the way of fixes or repairs,” Mr. St. Jean said.

“It’s a well-built, European [style], all-brick backsplit with a good yard and a pool that made it so interesting to people.”

What they got

The detached house has finished living space across four levels, including the basement.

The main floor has a kitchen and formal living and dining rooms.

The upper level has three bedrooms at the back of the home. The level below has a fourth bedroom and a recreation area with a fireplace and sliding doors to a west-facing patio and an in-ground swimming pool.

There are two bathrooms and interior access to a double garage.

The agent’s take

“Literally around the corner is every store you can imagine, just three minutes away,” Mr. St. Jean said.

“Yet you’re tucked away in a really quiet, family-oriented area, surrounded by a conservation area and a massive sports park.”
