The action

This three-bedroom house is fully detached, which distinguishes it from semi-detached properties commonly found in the neighbourhood west of Cedarvale Park. A fresh coat of paint – along with stylish furnishings – helped make an impression with potential buyers this spring. Lowering its asking price from $1,269,000 to $949,000 lead to multiple simultaneous offers. Unfortunately, none were seen as viable for the sellers.

“It’s a lovely, detached property, especially in Oakwood, and those are few and far between,” said agent Luke Fraser. “We got multiple offers but still didn’t end up quite where we believed the market value was.”

Raising the home’s price to nearly $1.15-million, indicating the owners were flexible on price within reason, persuaded a past visitor to return and negotiate a $1.1-million deal.

“They showed buyers they were serious sellers based on a change of listing strategy,” Mr. Fraser said.

What they got

This two-storey house has three bedrooms and two remodelled bathrooms, as well as a living room and a kitchen with quartz countertops and stainless-steel appliances.

The stairwell to a recreation area downstairs has an exit to a rear patio. Parking is at the front of the 33- by 50-foot lot.

Heating and cooling systems were recently updated.

The agent’s take

“It’s in a great neighbourhood for young families or first-time buyers, and it’s very accessible via transit,” said Mr. Fraser. “The sellers put real care into it over the years. It’s very well-maintained with custom built-ins, California shutters, a renovated bathroom and a finished basement with a separate entrance.”
